Apartment prices in Tirana increase, 5 thousand euros per square meter in the former Blloku area

Apartment prices in Tirana appear to be increasing even during 2025.

According to Monitor magazine, apartment prices in February 2025 increased by 5 to 27% compared to the same period in 2024.

As for the demand for new residential complexes, it is led by locals in the liberal professions for residential purposes, while 90% of expatriate purchases are for investment from resale.


In one of the most expensive areas of the capital, in the former Bllok, prices have reached 5.000 euros/m².

In the Paris Commune area, prices start at 3.000 euros/m².

At the residential complex near the Olympic Park and the Artificial Lake, the development of the facility is in the pit phase, prices for reservation purchase start from 2.400 to 2.700 euros/m².

The only area that has not been affected by the price change compared to last year is the new apartments within the Small Ring Road where the price is 2.300 euros/m².

On New Boulevard, reservation prices for apartments start at 2,700 euros/m².

In the Astir area, a year ago prices for apartments ranged from 1.200 to 1.300 euros/m², while this year they start at 1.400 euros/m².

The same value is for the Fresku area and Shkoza.

The development of infrastructure in the Great Ring Road has directly affected the increase in apartment prices in Paskuqan, where today they reach 1.200 euros/m², an increase of 14% compared to last year./euronews/
